How we structure it.
The capital stack follows the asset. We size senior debt to contracted cash flow, layer concessional or mezzanine capital where the risk sits, and place the balance with lenders who underwrite the sector.

Questions.
The questions we answer most often. Every structure remains subject to lender approval and due diligence.
What security do lenders take on real estate?
Typically the land and buildings, assignment of leases or sales proceeds, and control over project accounts. Pre-sales or absorption evidence strengthens the structure.
How does pre-sales activity affect the debt?
Committed pre-sales or leases reduce demand risk and can support a larger senior tranche. Lenders will test absorption, pricing and the sponsor’s ability to deliver.
Can mezzanine fill the funding gap?
Yes. Mezzanine sits between senior debt and equity where the senior lender caps its exposure, priced for the risk and aligned with the sponsor.
